I also plan to train a VA to find and communicate with contractors and/or handymen in the future, in other words make phone calls for me.But whatever you use a VA for, if it's repetitive computer work, here are some tips I learned from experience: I recommend that you do a few steps yourself and take a video of it while you're doing it using a screen capture program such as Simple Screen Recorder.

If you really need a financial planner, Google them as a fee based planner, they charge a flat fee and are not a "captured" agent for a brokerage or insurance company.

So I see some properties listed in the marketplace that are units and older.The COC% is good; but, as I understand it w/ these types of investments you buy for the cash flow and must be careful of your price point b/c if you HAD to unload the property you could take a loss.SFH's you buy for cash flow and appreciation/equity capture; but, 2-4 units are more for cash flow; is that right?

This means the bank accounts reconcile, the escrow account reconciles, the credit card accounts reconcile, you have not co-mingled business and personal funds, the property tax and mortgage interest match what's on the 1098 and you've adequately captured repairs vs CAPEX.

BPOs and drive by appraisals often only capture the "at foreclosure" value that assumes you have been neglecting the interior and deferring all maintenance, not the full retail market value of your well maintained (and improved!)
