Older Units
So I see some properties listed in the marketplace that are units and older.
The COC% is good; but, as I understand it w/ these types of investments you buy for the cash flow and must be careful of your price point b/c if you HAD to unload the property you could take a loss.
SFH's you buy for cash flow and appreciation/equity capture; but, 2-4 units are more for cash flow; is that right?
Some of these properties I see were built between 1900-1920; seems kind of scary to own something that old.
Thoughts?
