Smaller boutique complexes will do better with appreciation though.All that being said, I've heard chatter lately from realtors that a lot of buyers are looking for more low maintenance "lock and leave" lifestyles, which condos cater to.

Does anyone know if zoning laws have to be upheld in a boutique assisted living facility with 6 residents? 

We used it when we were considering buying a boutique hotel.

That works well for boutique brokerages or neighborhood ones, but if you want to do NYC/Brooklyn/Queens, I think a big box might be more helpful in that case.

If you want to make money in Orlando, and I mean REALLY make money, you need theme rooms and self management (or low cost boutique management from a self manager that takes on a few extra homes).
