Here in Austin, I know a good number of people with advanced degrees who in their early 30s are working at the juice bar or driving Uber, so "lots of college" doesn't always equal "dazzling success".

The rents look like they might still be on the low end so maybe there is some more room there to juice the numbers.I would suggest double and triple-checking your property taxes.
