Realize this pool of people may be very limited, but still worth a shot.

I'm questioning though whether it might make more sense to put the exterior photos of the condo towards the end of the photo gallery as there isn't much about the outside of a condo that's exciting and using one of the best interior shots might convert better.

Questions for your Property Manager.1)  Are the pictures professional - Take a look... if they are not shot with a 35 mm, edited and virtually staged... they didn't put a lot of effort in.

I decided that I want to use this method as it doesn't take me away from my family to "pound pavement" (which in my neck of the woods could get you shot) and is not going to cost me money like direct mail marketing does.

This might be a long shot here given the competitive nature with the addition that NYC pushes for stabilized rental units on multi families, but I am wondering if there are any real estate agents that focus on tertiary markets in NYC on 6+ unit homes. 

That's my ultimate question I need answered-do I want to wait around for a possibly better prop to come on the market, and run the risk of losing a shot of trying to put a good deal together on this?
