I only own a few notes and started with the entry level version of QuickBooks Online which I got an introductory deal on @ $7/mo. 

@Erik S. i wasnt paying proeprty taxes for 189k. new number is 154k all in and short version of my calculation for max investment is: 27,600 (income) - 2,500 (insurance) - 2,000 (garbage/sewer) - 3,500 (property taxes) - 4,200 (15% for PM vacancy,maintenance) = 15,400. 15,400÷10% = 154,000

I am based in the Los Angeles-area, recently bought my first property and going through a smaller version of the BRRRR process now (mine required a little less work), happy to share some thoughts anytime.

I think I've got most of the oddities sorted, if anyone else is going to move forward with the same integration feel free to reach out I can give you the short version and help take a lot of the time and uncertainty out of the process.     

What format is the digital version?

If you don't want to pay an attorney to draft a "personal property" contract (assuming the MH is NOT attached to land), then a simple version can be found online. 

Due to my experience, knowledge of the tax code, and comfort with different capabilities of various versions of TurboTax, I am very comfortable doing my own tax returns with TurboTax.
