You could go 30 year fixed and some offer adjustable like 5/6 ARM.

Do both of yourselves a favor and give it a long lead time, that way they can come to terms with the new rent and make adjustments to their budget, and if they are moving out, you both have time to get your ducks in a row (you to try to do a fast turnaround on the rental) and them to find an appropriate new home. 

Depending on how much more money is needed and x,y,z the insurance carrier may want to send out the adjuster to come and inspect the property.  

if you would like to guess at current property value, you can adjust the asset value by plugging in a number for “unrealized capital gains”.

They all are just computers making guesses based on other rentals in the area and adjusting for things like more square feet.
