I am pulling in the words Boise and Ada County to this thread.....as it might alert some Boisean's via their keyword alerts. 

@John Lee you get what you pay for with free advice.The ADA only applies to spaces available to the general public (i.e. stores, restaurants, parks, public streets, office buildings, etc.).Fair Housing deals with housing and it does not apply in every situation. 

A couple recommendations:  Our company policy is to pull the ad as soon as we get the FIRST applicant that meets our criteria.

Make your ad a little longer and explain what you want and they will call.That being said, you MUST go after the online media in order to generate leads and what Don said was right on.

Hello,I recently placed a Craigs list ad as if I had homes for sale rent to own, as a first expeiment.

Here are what needs to be done:remodel of two bathrooms to be ADA adaptableadd one regular full bathroomremodel of a 200sqft kitchenrelocate the main entrance with a new entry doorOpen up the current living/dining/kitchen area to be a great room.

Service animals are covered under the ADA, support animals are covered under the FHA.  

The ADA guidelines will apply.

just be careful with Fair housing and ada rights with pets. once you know the laws you can adjust your pet policy and deposits and prices based on the demand for your rental unit.. for instance, if you dont want pets but you have several people looking to rent your unit and one of the applicants is claiming pet as service, thats fine but weve had people threaten to sue for rights if we didnt pick them.. thats not cool. so what we did is dramatically raised the deposit on the pet where they couldnt afford it, now its not that we dont want to pick you its that you cant afford it..
