As the saying goes: Different horses for different courses.

My background is in construction and my wife is a work horse in her own right, so we are planning on doing most of whatever work is necessary to get started.

I definitely think the land is a massive part of the value - as this is one of the remaining relatively large plots of land in the town - most other plots now have horses or have been subdivided, plus this backs up to a beautiful reserve.

A true service animal can only be a dog or a miniature horse.  

Jump out of this one with a 1031, even if it's just a few thousand and pick another horse to ride.

For example, my fourplex on fourplex street has housed an er nurse (I think because no one would house her horse-sized dog or have Harley storage); several people working at nearby mines ( shift workers who really want a cheap place to put stuff and crash for two weeks in town); lots of nonprofit workers, two with graduate degrees ( and again big dogs)..

My first goal was to walk and the neighbors had some horses that didn't have water, so I made it my mission to get them water.
