This sounds like a thoughtful plan, but there are a few things to keep in mind.First, while you won’t be on the mortgage, you'll still be co-owner, meaning if things go south (like he defaults), the bank could come after the property, which affects your investment.

I recently moved to South SLO County and am getting the lay of the land.

South Louisiana has cooler temps and is cold (day time highs in the 50s) in the winter, so we were thinking more about these months, than the 3 months in the summer when it's hot and humid.  

Me , I want to preserve my credit rating , ( and money ) if things go south , the best I can . ( Hasnt happened but I do prepare ) My suggestion , consider selling your primary where you live and move to Florida .
