I’ve received the inspection report, which shows the boiler needs some work (baseboard heat) and the electric panel needs replaced (federal pacific box).

@Jason Crowe assuming you’re taking about Federal Pacific Stab-Lok electrical panels, yes, I would definitely replace.

This subdivision was originally built in 2012 70 (we own 39) lots in Pacific City- we bought it at a discount in 2014 and now looking to sell it.  

It's just that when the baseline profit numbers get higher on these larger flips, I'm more concerned with the total profit number and not just purely the percentage (there's a saying from someone that they'd rather have 10% of the Pacific Ocean than 90% of Lake Eerie - size matters).
