Sheppie - if you have answers and a plan for everything that can possible go wrong in your project and you can handle those obstacles -then I say move forward.However, I will suggest that you start off small in your investment size.Example: Purchase a home that you can afford to make the monthly payments in the event the home does not sell as quickly as you would like it to.Also, don't try to get rich over night...ifyour profit is about $20 -30K...consider yourself a success story instead of trying to make $70-100K your first time around.

I would take you to court if you started out being the great neighbor with just your family and then built the tourist capitol of my county overnight with alot of traffic :)Something that gets in my head is - since it so close to the water, i know there's a test to find out about the percolation or the resistance to soil.

My lease has some highlighted items such as; notification about renter's insurance, notification about no businessesin home, no overnight guests in home, no non-registered motor vehicles, no working on vehicles, no parking in driveway, no smoking etc.I always do a walk through with the tenants and seller prior to closing.

While it's too late to do it on this tenant's lease, you need to put a statement into your lease to the effect of; "no overnight guests for more than 7 nights without written permission of the landlord".

However more and more its dawning on me these days I am seeing the value of all cash's strategy in a slowing RE market.Please someone feel free to correct anything I got wrong as I don't wanna be giving bad info out myself.If you really wanna make money in RE, sell a seminar or boot camp for $700+.
