Getting an agent (even a discount agent) would give you peace of mind that things were done right.

Especially for your first investment with a new provider, the couple hundred bucks you'd spend to verify what they're telling you will pay you back in peace of mind.

If it turns out that things change in their life, I have a "friendly buy back program" where they get some of their Option fee back if they move peacefully.

Perhaps I'm being overly cautious, just trying to give 'peace of mind' and a clear answer to my Aunt/family. 

My peace of mind is worth something, but I'd like to put those multiple thousands of dollars into my new place instead of this old house that I'll be leaving behind in the not-too-distant future, especially since I won't be fixing it up.

I’m curious about your experience renting. you can...i basically just found a really responsible relative and convinced them to move into our upstairs apartment for the same rent they were paying at their old place. twice the size and much more beautiful. we figured it was best to charge less than market rent and have peace of mind with someone we knew to be responsible than to try to charge market rate and play russian roulette with tenants in the Bronx. 

That’s cheap for peace of mind.

My reasoning behind this is that if we do a fresh pour of the pad and driveway, it will look seamless, and it will give peace of mind to the potential buyers. 

You convince folks from the heart and not through logic, debating, arguing, or attorneys - you can "win" with the latter, but it's so much more peaceful & simpler to engage them as a friend & neighbor.
