They're basically wanting to make sure you could make the full payment if you drew out the max. I

Max I see even with full basement and two stall garage is $1400/mo.  

Even if you have a lease, you would still have to go through eviction in a worst case scenario.....I get these requests at our places once in a while and turn them down flat. 14 days max is our policy.

After I hit my max I have not heard anything from and the clock is ticking so I need to get some response.

.- There're other lenders just use Schedule E as well- however lets say your DTI is 50% while their max is 40%, you can still be approved in special circumstances due to your salary/reserves/other circumstances......in my case because I have strong non-salary income that they can't use for FM guidelines.

that’s exactly what I told them I offered 38k to start but I told them 45 is the max I would go if they don’t take it I’m going to walk away there is plenty of more deals out there
