We pulled our own comps and submitted them to the appraiser along with a letter explaining why the comps he used originally were not similar properties. 2 properties he originally comped were in a completely different condominium complex and there were 4 already in the complex where our condo was located.

If the roof is the association's responsibility and they fixed it, they really don't need to prove anything to you but that doesn't mean you can't go through their files and locate the invoice yourself.Usually home inspectors don't inspect condominium roofs unless you're referring to an inspection the Association had performed that was given to you in the resale certificate.

Without a doubt, similar to what Teri said, your governing documents will need to mimic any state condominium law and with that said, have an *association* attorney draw up the governing documents.
