If you can take a little financial pain, I think it is better to list in the slow season.  

  $500k net would have me considering selling, but it sure would be a pain.

And getting anything done with the city is a painfully slow process lately. 

I prefer solid long-term tenants, as turnovers are a pain, especially if you’re self-managing, so worth the slightly lower amount to me.

My properties are in 4 states and we do fine, but I am learning that MTRs can really pay off if you put time into building relationships with placement agencies so it's a pain to have to do that in many markets.

If the property was a pain in your butt next time research the 1031.

Colorado Springs, for example, does both, but if you show another agent's listing(s), who are required to use Supra, then it will be a total pain in the arse to show get into these properties unless combo boxes are allowed.Good luck with it.
