@Grant Schroeder I was quoted a 75% LTV because the refinance is on a duplex.

Granted there are also additional financial burdens not reflected in the credit report.

Usually, the resident state grants a tax credit for taxes paid to the non-resident state like GA.

Question:Now that the auction sale has occurred, is it possible for the holder of the junior deed of trust to sell / assign / grant the junior deed of trust so the redemption rights can be exercised to purchase the property?  

The inference was that you wanted to somehow "get around" a lein without paying it off, I'll grant you that maybe that inference wasn't warranted, but that's where it went in my head. :)Thanks for taking the time to flesh this out!
