If your property is 1259 sq ft, and the going rate for 1250 properties in a close-knit are is 1250/month, then two things are a given.  1: In order to get the 1250 you need to have no problems with that property.  2:  just because you added gold fixtures in the bath, and a marble floor in the foyer, you're not getting more than 1250.

I assume if the property is bought with a mortgage it will always be valued based on comps. 

. ;-) I've bought a couple of probates but I found them driving for dollars (unkempt properties) and then tracked down the status. 

But even still, SFH can be bought on rental income with DSCR loans and having an account come with the property would definitely increase the value and income generating potential. 

I bought the main house as a fixer upper and forced a modest amount of equity prior to the construction of the ADU, I did not incur a negative equity position.

I only bought sub to if there was enough equity day one to either flip with no work or there was margin to do a rehab and then sell..
