Real estate has so many tax benefits and credits available, that I always tell people it's crucial to have a CPA that's extremely knowledgeable in this area.

Ricardo, welcome to BP, this is a fantastic starting point in your investing career, I have been a podcast listener since 2011 and have learned an incredible amount. 

Are there any guidelines or best practices (ie: rewiring such a property would be more valuable than updating insulation).Is it something you need to ask the insurance company about to get, or is all this determined in the initial interview with the potential insurer?

Where would you find a good mentor to fund the emd and down.

There are 20+ real estate CPAs commenting in this forum.

I believe they are I've done some research and from what i remember seeing on the reports, they missed 2 payments and just currently paid this past week 

In doing this, I've signed up for some free conference calls and webinars.
