@Duane Jones Also if you get the correct documentation, lenders can normally get it fixed on credit within 5-7 business days so you don't have to wait for the credit to update the account.

Most real estate contract will allow you two business days to wire the EMD and if you put in the contract on a Thursday or Friday it gives you the entire weekend to round up your investor and put the money together.Not many people talk about EMD but in some deals its almost as important as the financing in putting a deal together.

We changed the locks and it was done.Let your tenants know that if they don't leave by the 3rd business day, which is actually Friday, you will file the eviction and it will be on their record.

I even had a title company write a demand letter stating a drop dead date to the seller, stating if they don't respond within 15 business day, the EM will be sent to the buyer.
