Use a reputable title company, attorney etc. and no large cash transactions above $500   FYI  LORD forbid If something were to go really wrong in that sort of scenario/cash exchange.

I have also read several books on land lording, and my favorite one so far is Mike Butler's Land lording on Autopilot.

Oh my lord did we find some issues in title, Single Family home, One, was purchased from a families estate by the sellers father who happens to live next door.

This way when you introduce yourself they can't jerk you around (ie. they might say old land lord paid garbage when in fact tenants paid.

This will allow me to pursue my goal of hiking the AT from start to finish in 6 months.Year Long goal; to develop the means and methods to buy and manage real estate investments smartly, to find a duplex owned by a "tired" land lord in the Beavercreek and Springboro Ohio area that can be managed more effectively. 3 month goal; to line up a HELOC after interviewing multiple banks/CUs, to establish a well rounded networking group of experts and investors.  1 week goal; to look into different banks/ CUs per week and ask about their terms for HELOC.
