I want to do a Warranty Deed instead of Quitclaim Deed, should I be looking for an attorney or Title company?

@Stephanie PieriThere are multiple answers on this topic already in the forum.You need to deed your property to the LLC (preferably a warranty deed).You will also have to change the name insured on the insurance to the LLC.Depending on your state and county it may trigger transfer tax and reassessment.

I am planning to transfer the title via warranty deed to an LLC  (which I wholly own) before I sell it.

Any advice on how to proceed here in order to get the agreement signed by the proper parties and property under a valid contract?

The roof was a big undertaking, but by shopping around I was able to find someone who did it for 1/4 of the average price, and came with a 10 year warranty.

There is also a home warranty since it’s new construction so I don’t plan on having too many repairs in the first few years.

Are they open to closing credits, offering home warranties, making repairs, trying to close quickly?

I don't know your area so I can't comment on that specifically, but I've been managing student housing room rentals since 2012 so I'll be happy to share my experiences that may pertain to your concerns.Occupancy concerns are definitely valid, however I have not come across any issues nor do I know anyone else running the same setup who has had issues with the city.
