After i take out funds to pay off the credit cars used to rehab, a few thousand to finish some odd-jobs and put some cash back in my pocket that i used to pay off the house, there should be 21k left on this "flip." 

Oh wait... but aren't investors like @Lara Chinarro going out of state to find deals that "cash flow."

If homeowners see their bottom line w these services and with a traditional sale most people will go with the inconvenience of showing their home for a week and being in escrow for a month to keep THOUSANDS of dollars in their pocket.Most homeowners don't know what their home is worth or that it has gone up as drastically as it has over recent years.

I was thinking I was going to wait until 2018 to see what the actual loss or gain was from the insurance payout minus the repair costs and claim it then (Kind of like you would with a flip...claim all expenses in the year you sold it not in the year it was incurred).

btw @Patrick Philip Don't know your goal/range, but I'm waiting for a 2-3 ac lakefront lot on Orange Ave in Winter Springs to list this spring/summer.
