Some tips for offsetting costs.  1.

I had a real estate agent tour the property for me while taking videos/pictures, an inspector do the report, and then a property mgmt company handle mgmt. 

You can blog about your experiences on past deals, you can create your own podcast, you can have YT videos, etc.

People will gladly help, but won't do it for you.This is just the tip of the iceberg, good luck and may the odds be ever in your favor.I also noticed your pro, so you should have access to the 2012 Audio, listen to Will Barnard and the Wholesaling bootcamp by Aaron Mazrillo, and Ryan Webber.  

I read a lot of books on real estate investing and what youtube videos all day on strategies to reaching my goal by I want to hear from the bigger pockets community whats the step for a new investor and what strategy is best for the inexperience real estate agent from New Jersey!
