I'm looking to begin a new venture into home investments and flipping in the Greenville,SC area.

In case we decided REI is not a venture we want to pursue, since it would mean more work to undo.But, already waiting several years to get started with REI, I know that it is something I'm going to continue to pursue, come hard/rough times.

Call or knock on their door - offer them some options to solve their problem - get a loan - raise $ to pay their taxes - a joint venture or sell their home to you or sell to you with an option to buy back while remaining in their house as a tenant until they can exercise their option to regain ownership of their home - you create a great return by paying their taxes. 

I read several of them, and I took Chris Bruce's courses on Joint Venture Wholesaling and Craigslist Secrets.  

The knowledge and experience here on BP is great and I look forward to it becoming a great resource for me as I pursue my ventures.

I'm in GA also, mostly active in Paulding but starting to venture into west Cobb as well (Powder Springs).

My dilemma is if i should rent or sell. 65k is a nice chunk of change that I can use for other real estate ventures but this house has been great so far as well. 

Being new to the game I am sure you don't have a big buyers list so contacting other wholesalers and doing like a 50/50 joint venture will help.
