I was under the impression from speaking to the commercial broker that the main criteria for commercial lending in my situation would be the DSCR, and then I would qualify as a guarantor based on credit score, and funds available to cover at least 6 months of expenses.

My mistake, hope this doesn't make for a bad impression should we ever meet.If you have any areas in particular that you find to be good locations please let me know.

"Qualification inflation," like how in 1955 having a college degree might impress people, in 2019 it's just a standard expected thing.(2) Owner occupy (legit, not fraud), or buy the rate down.
