When we rented the condo just recently, we asked the landlord to make some upgrades in the master bathroom (its a 2 bed 2 bath condo) and we offered to split the cost 50/50 (he was reluctant on the overall cost so we agreed to pitch in because we liked the place otherwise).

Our folks turn $225 to turn our home which is 2400sqft and sleeps 10.We have 4 sets of sheets for each bed. 1 king, 2 queens and 4 twins (bunkbeds) as well as extras for guest changes if needed.Towels are 3 per max guest.

If the rents are too low compared to the value of the house (and therefore the mortgage) the house isn't really suited for a BRRR but could still work for a flip.Then figure out things like square footage, beds/baths, etc to get a better idea of comps.After that I would try to get an idea of what the SOW involved with the rehab would be.Overall you just want to get them talking.

If it is pretty far back in the woods, the numbers will be lower naturally so the overall build can be more modest.For example, there is a place with a peekaboo water view with a max of $258 per night. 4 bed, 3.5 bath, all 5 stars and it is pretty modest with laminate countertops and such.
