I kind of price my properties by the number of beds rather than units or anything and so I offered as close to or below what I was currently getting. so 230k for a 5b2.5bath was my current cashflow king so I basically set the bar at 46k/bed. however this building was offered at 260k and me just being a cheapo, decided to negotiate anyways haha.
