I'm sure this is market specific and you may have different results but instead of it being a complete waste of my morning I thought I'd share this info with the forum in order to hopefully save someone else's time. 

I'm prepared to offer 25K over asking, due to the fact that a property similar to this one but in a less desirable area went for 25k over just 2 weeks ago. 

I do realize that is not a common view, but it's simply food for thought. 

Any thoughts if am going in proper direction ? 

Along that same thought process, you should only use a 5% Vacancy Factor for Class A properties.

We're more focused on long-term value than cash flow and are comfortable with negative cash flow at the beginning as long as the deal makes sense.Do you have any thoughts on the region I mentioned?
