Did you let emotions rule when a tenant lied about going to grammy's funeral . . . for the third time?

The two best deals I ever purchased were put under contract during the prime of the selling season in March and April and were the result of burnt out landlords who were looking for quick sales.As a real estate agent who is primarily working with clients that purchase single family homes to live in, I tell my clients that the best time to buy a property is when they are financially and emotionally ready, and when they find a home that meets their current and projected future needs.

Tenant emails me wanting out of the lease as she can’t pay rent on a place she can’t live in (which she won’t be nor will she be paying for her temporary living as far as I understand it.)  

My three bedroom unit has three tenants, and as of earlier this week one of them now has an emotional support animal (proper documentation was provided). 

Is that temporary occupancy?

Triplexes and 4plexes tend to be on the smaller side attracting temporary tenants.just my opinions.

The seller was difficult because she was very emotional about the poor decisions she made with this property, but it is my job to help solve her problems and provide a winning solution.

I wouldn't make investing decisions based on feelings or emotions based on new laws that don't actually effect your business directly.

Only verbal notice.  2 weeks later they deliver a note from Soul Reconstruction specialist that they qualify for a emotional support animal and go on to quote HUD about all they can and will do for tenants.

., contain the following language:"Where an Owner Occupied short term rental unit is owned by an active duty military service member whose permanent duty station is within El Paso County, the Manager shall waive this requirement for the Owner for up to one (1) year if the service member receives orders to report to a temporary duty station outside of El Paso County."
