House hacking in a single family home

During my search of properties that I can house hack in, I'm wondering if there are any nuances I may not be aware of when it comes to hacking a single family home and renting the rooms. Say like a 3br 3ba townhouse vs an actual triplex? Anyone have any pros and cons between the two? I'm using the FHA 3.5% down option.
