Congrats on getting the deal under contract I think that Larry T gave some good suggestions . 

 @Tim Coppolaundefined I was actually thinking of doing the same but I'm trying to figure out a way on how to use 0% APR and transfer so you don't pay interest the thing is it's been difficult;t for me to find someone willing to so how the process actually work.

That said, most of the work I did was demo and haul away, I did not start installing any expensive materials until close and as such, had very minimal risk and saved some holding costs.Dot your i's and cross your t's, make sure you gave accounted for everything and then if the reward is worth the risk, proceed, if not, simply wait.

I have seen very little people lose their shirt in Pittsburgh, and when they do it's because they didn't pay attention to the streets when they ran comps.

They also make some LVL beams that are 7.25" deep and would work great, but they are expensive.As @Kimberly T.   

I absolutely love having a master key though, it is a huge hassle messing with the janitor style key rings that most PMs/landlords have.

I encourage you to look, but I would wager that you'll find 3-4 unit buildings and larger complexes to be more your style in and around Boston.
