We strictly forbid pet sitting and "visiting" pets. 

What that means are strict zoning laws which don't allow people to change the status quo in a town, preserving it's long term appeal.  

Here in New England inspection fees are routinely over $500. 

Normally when it comes to anything over SFR guidelines become a little strict and thus reserves become required. 

A few suggestions as you begin to plan for having it all in your name:Improve the property condition to a level that will financeRaise rents as much as possible (helps you qualify)Maximize your credit score to provide better terms and rate on the new loanWork on your income and debt ratios etc (Good Lenders are a huge help)Are you planning to live in one of the units or is it strictly an investment, non-owner occupied?

Do you so routine maintenance and service any of those items?

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

I initially thought it would strictly be passive, but I’ve got the bug!  

I just need to be strict in my practices going forward to make sure the line is paid, and a refi can supplement a payoff if needed. 

Having a solid morning routing and evening routine is critical.
