I'm trying to make another stream of income and also stay motivated.

Most small businesses that survive the first 5 years have at least one other stream of money coming in from somewhere that allows all of the business profits to go back into the business, or allows losses to be absorbed without closing up shop.

I am looking for a stream of income from rental properties.

This same tenant controls four revenue stream on property (fuel/water/dockage/mooring balls), which their lease includes this exclusive right.  

Many (All in Canada) lenders will consider a portion of the scheduled rent (ranging from half to 75% here) to be part of your income for the purpose of calculating DTI.However, the size of the revenue stream is not a factor when determining fair market value of a residential property.  

If you are able to get a steady stream of off-market deals at good prices, and have no interest in buying them yourself, but only to make a cut on connecting them with a buyer - that sounds like the definition of wholesaling to me.  

For example, I've experimented over the years and now I'm able to pay my entire mortgage with other income streams besides my tenant's rents. 

I’ve understood the importance of being your own boss and creating opportunities and income streams for yourself rather than relying on a full time job.
