Regarding the roomate situation, my agent told me the insurance will likely cover the property damage caused by the roomate,but if he got injured due to my liability, that won’t be insured. 

I have relationships with mortgage brokers and will set up my potential tenant with a broker to evaluate their financial situation to get them ready to purchase in 2-3 years.

Unless you're willing to invest in this for a loss as an autonomous learning experience, get someone.I should add that all my impish personal demons are whispering to me to tell you to just pick up some spackle at the dollar store and go for it.

There's a situation that was presented to me about twenty minutes ago that has left me searching for quality solutions.

Apparently the second buyer terminated rapidly after talking to neighbors who told her the HOA is very slow and reluctant to proceed with repairs.If any of you guys have dealt with a similar situation we would love the advice.
