Hi Melissa,I would start by going back to your agent and ask for them to include other properties that better align with your rental.

If you’re looking to take extra cash out generally this season requirements start at 90 days, some lenders are six months.

Start with that, then if those don't work you can venture into the Hard money and all the other fun stuff.you can always consider bringing on a partner as well, you seem to be able to offer the time and research needed.

Just curious to see how people in this community started when venturing into the land and new construction aspect of investing. 

I appreciate that this thread was started quite some time ago but since I read it, I just wanted to clarify a few things.

I would love to see how to get started .from purchasing the land, permits,  and simple question for a newbe like what's the min acres you need to build...

We are planning to start our first few properties with cash so we don't get burned on hard money interest payments since it will be after work and weekends we are working on the project.
