I was pretty upset as it is not easy to find properties here and I was potentially going to lose this over what I thought was a useless flood insurance requirement.I called the insurance company and told them the facts and finally did get them to acknowledge if there were flood vents in the crawl space I could get a reduced rate since the crawl space was higher than the 2 foot flood zone listed on the map.

Not sure on the pest problems in Texas; we do not have termites here, but we do have winter which necessitates putting footings in deep enough to get below the frost line (4ft).

HUD does not count basement square footage or room count so that may be why the numbers are off.

Essentially each person has a "value" so an adult may be a 1.0 a kid may only be a .7 or the square footage of the apt is the ratio, so the utility bill comes and the cost is split up based on the numbers and that bill is sent to the tenants.

I have saved up around 30k in liquid currency, 6k in a 401k and around 8k in investments.I work in the Cerritos Area of Southern California and am wondering a safe bet to throw a Owner/Occupied FHA loan at.I would like to use this as a long term hold investment for monthly gain, and would like to keep my ROI very high.I can not fund a conventional 20% down which is why I am going FHA.I would LOVE to stay within 45 minutes of my work area of Cerritos Auto Square..Any tips?
