So if you talk to 10 sellers and all discuss with you how are you going to pay them and you have no clue, then it looks like funding the deal would be more important than putting together a LLC.

I would recommend talking to them about their concerns, they have 100% of the leverage so I would use honey to solve this problem. 

95% of agents have no clue how to work with an investor - other then trying to sell them properties at top dollar.Find out what they know about investment properties.

The big hurdle that I had was finding a lender that had a clue what they were doing, so 100% agree to look for experienced lenders.

Now give me a good off market, distressed seller situation where I can help solve a difficult issue, cash flow is attainable and desirable for any property type, in any location, in any market condition.

I thought telling an agent I had financing in place would be a good clue though.Not trying to disagree with you just trying to understand the mentality.

I want to solve his problem, is there any options available, like him selling at a lower price and offer seller finacing at a higer intereat rate, etc.... anything to help solve his concerns and make this a win win.thank you
