@Alejandro Hayden from your questions I can tell you’re new, which is fine but I recommend reading some books and listening to some podcasts before engaging any real private money lenders.

So there's a ton of information out there to read, however, the key ingredient is to remain engaged with people that need help selling their home.

It is not in real estate related engagement , I had it mentioned as online software related business but have not activity or revenue. 

Word gets around, kids talk, social media rules, you don't want the reputation of being a pain in the *** landlord, it will hurt your future ability to attract good tenants.

Hi @Daniel Leonardis -For our direct mail campaigns, we use unique phone, email and landing page URLs for each side of the test ... this let's us track each form of engagement that a lead might choose. 

Grades go on your transcript and it follows you around like your social security number. :-). 

The only upside is our tenants are really going to bat for us on social media (which we are avoiding because of the risk of this mess getting even further out of proportion).Has anybody been through anything like this?

If they oversaw the remodeling AND they are the PM for the property, they should have ensured everything was in working order.It would have been great if they would have had a general handyman they could have sent out that could have assessed the situation (and lit a pilot light) before engaging a higher skilled (thus more costly) contractor.
