Once again, I do not have this particular provision in my lease, but I think it's a valid part of a legal contract that was agreed upon in advance.The intent is not to "get away with charging tenants for usage" that one cannot attribute to them, it's more of a deterrent for wasting resources by having the tenants put some financial "skin" in the game.What I did in a similar situation (since this clause is absent in my lease) is send this letter to each unit in the building:Attention Residents:We pride ourselves in providing our tenants with a well-maintained home at very reasonable rents.

. #1 and #2 do not apply to the non-owner occupied, multi-family landlord (or sfr under management) and multi-family owners should not be mislead about a landlord's responsibility to accept these animals and the difficulties with proving any 'exceptions'#4 if you want to claim 'financial hardship' for the landlord-- It appears in the case law to be a pretty high bar as there is an expectation that non-hardship cost to the landlord is allowed.

Student housing . . . . on the surface looks like a great deal but let's look under the surface.Students will need to get their parents assistance (for the vast majority of them) to cover the rent so in those cases, they have no skin in the game.

It was my intention to leverage this capital as skin in the deal when a worthwhile opportunity arose and still do, but do you think it could be worth it to invest as an LP on another group’s deal FIRST (I have one in mind) to be able to have a hands on approach of the aspects of investor relations, structure, analytics, presentation, and how to handle that effectively, etc.?
