C'mon, Bruce! Nothing gained? I've been managing hundreds of rentals for 12 years and can only think of a couple instances where a pet caused more damage than the deposit would cover. Meanwhile, owners are making an extra $1200 or more per year. I have a tenant in my first investment that pays $50 a month for six years running which is equal to another four months if rent. Pet owners are typically responsible people, they stay longer, and they pay more. I would say there's plenty of value.
Identify the risk, measure it, and mitigate it. In the case of animals, it can be a true profit center.
