I'd say, if you vet a syndicator and ask them about the pro's and con's of the deals, and get a realistic list of both, that's a good sign.

In QuickBooks Desktop Version 2018 there is a button that you can click on that says Bounced Check and it will automatically back out the transaction.

If you are purchasing the property for cash, you can sign an addendum like @Al Murray mentioned.
