Also, I'm not a big fan of transferring Title since it looks more to be of co-mingling. 

I still have my second company (that pays a little less) on round 3 of interviews and I know I am a shoe-in for that company.

That doesn't mean you can't do other strategies later, but focusing on one strategy early on will only help you make progress on it faster.If I were in your shoes I'd also look at what I could get out of the original house on a sale, and whether that is still exempt from capital gains tax.

If you've been in my shoes or in the shoes of the mentor, how would you recommend I go about this? 

I moved to Missouri and am selling my house in Los Angeles for stupid money (went into escrow today), and will be stacking cash and waiting for it to hit the fan to whatever degree it occurs. 

If I were in your shoes, I would buy a place locally and rent out the rooms.  

It seems impossible not to trip the breaker, even when just running a fan and the air conditioner it has tripped on us in the middle of the night.
