Those pics that looks like a stud, gut job there.Insurance might pay the claim but how are you absorbing the monthly rental losses you will be incurring while the repairs are happening?

Insurance is prepaid for a year so its part of closing costs.I will put up some before pics later.

To receive information from the previous landlords we have the tenant's authorization on the rental application to do that, but I wonder if it's normal practice to scan the papers and email the information to the previous landlords (so they can see the application and tenant's authorization to do that)?
