Essentially, you create a lead funnel that captures people.If your most important thing is hidden at the bottom of the page, you're going to lose a LOT of people.If you don't have a designer, jump on a place like ODesk and bid out the job.Just my recommendation.Of course, I know nothing about these guys and they could be great, so you need to weigh the service vs. time/money components.On another angle, if you're looking for someone to do the work for you, including helping you build out your lead funnel, SEO, etc., let me know.

Ryan nailed it with both his confusion and his explanation.The "cash" into a deal can be several things... it can be the purchase price (if buying in cash), it can be the down payment (if financing), it can be closing costs (if not paid for by the seller), it can be repair costs (if required and not rolled into the mortgage), it can be back taxes or other cash expended to close the deal... whatever it is.The denominator (bottom number) in your CoC return is quite simply the sum of every single dollar you have sunk into the property to get the rental stream started.

but I always thought something would happen being on a freeway over change main road and right behind home depot.We got swept up with a bigger developer who is doing 50 acre across the street from us and directly in front of the casino.. so they paid for the EIR and specific plan and we just came in as stake holders.they pre zoned us mixed use resi.. and as you know in RP there is NO new resi.. so I thinking maybe a little lite office shop on bottom and stack as many condo's as I can on top  LOL... would be my retirement project and I would move there to build it out..

This will teach you a more well rounded approach to RE investing, rather than a specific strategy that may not be applicable in your specific market.I would advise against these courses and instead adcise that you redirect that money towards building a marketing direct mail campaign or putting into your first purchase.

Oil has bottomed out but a lot of the companies are in a holding pattern until we see 60+ oil for a period of time.Minot has a lot besides oilfield going for it but it certainly overbuilt for the oilfield which plays a part now.
