Same thing with businesses in that they have fixed costs that pretty much stay the same but above a certain level you just have a little more costs and the rest is profit.I would have to know much more than what you have posted to give an opinion on it.

If they have made and kept millions and millions of profit and then some to me that carries much more weight than wholesaling little deals.This mentor has more than likely seen many different cycles and has been successful over a very long period of time.I talk myself to other brokers who are in their 60's,70's, and 80's in age and have seen many cycles.

I'd face the music that I hear and sell with the tenant and move on, with your money you may have to pay the fiddler some, use the rest, if any, on another property.Another consideration going the other way, use some of you cash to buy another property and let the new one feed this one to hopefully get a cash flow overall.

I'm wondering the following:1) Can my end buyer funds be used to close on A&B part also;2) Since HUD property can not be assigned, and double closing is necessary is there a time period before re-sell to end buyer.3) The electric is off at property, so is it necessary to have electric turned on for end buyer to have their inspection, or should I stipulate that property is sold as is and property electric will not be turned on for this inspection, but only when the property is sold to buyer (end buyer made offer before inspection of property)4) Any feedback would be helpful.

Have seen sky high interest destroy the market and vacancies that last for months.Most foreclosures here are judicial that have a right of redemption period so buying these are a little bit of a hassle.
