If  you had quality finishing work but, picked dated and dark looking finishes I have seen them influence an appraisal.

There may be area vendors offering pick up of items etc. 

i am at a crossroads in my investment evolution if you will, and am wondering why you would pick 1 investment vehicle over another given your experience.  

Offer them something in return, whether it's sweeping up job sites every day, picking up materials at Home Depot, marketing, or driving neighborhoods looking for off-market deals.

Ideally in the area - I like to know who I'm dealing with this early in the game, down the road might make more sense to go remote.I've got my first year of RE investing down (actually picked up a couple properties somehow in this market) and have come to the next hurdle.

Let them pick a number.
