My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight. 

I don't want to go with either of these options and have been considering other strategies to finally invest in real estate. 

My view is that I can get a higher return by parking that cash in real estate as opposed to having some fund manager get me marginal returns on my savings.Appreciate any thoughts or comments.
