They are trying to push things through to land records to make a dent in the backlog. 

I'm currently acclimating myself and I have been meeting people a step or two ahead of me that can show me the ropes.

When I found other doctors, laywers, engineers, a few years ahead of me... that is when my investing took off.

I personally think Northeast, East and Southeast Austin have some big growth ahead over the next decade as they have only a few new construction neighborhoods today, but not much in terms of A or B class commercial yet (HEB, Home Depot, Walmart, restaurants, etc).

And if so, how do I state that in my letters so that it doesn't turn a seller off, yet gives them a heads up?

I'm asking these because I'm thinking of buying property using short-term money, specifically hard money lenders for deals so I'm trying to look ahead into the refinancing part.

Your mindset of learning, asking questions, and pursuing an alternate path puts you well ahead.
