Evan is correct, it's essentially 'one time partnership', whether it's for tax reasons or each party brings something to the deal (one guy has $, one girl does management) it's an agreement between parties for a specific purpose.

If you don't plan to ever be physically involved with your rental and plan to hire someone for everything, then I'd question the purpose of buying in CA - why not buy in a state with better ROI and more landlord-friendly laws?
